The Process

Embark on the remarkable journey of designing and constructing your very own luxury Homestar home. Work with our in-house Architectural Designer to bring to life a home that perfectly suits your needs, while, our seasoned construction team will work diligently to bring that vision to life.

Rest assured, we strive to make the entire building process simple.

  • Initial consultation: Understand the vision, goals, needs and budget for your home.

    Assess the project site: Determine feasibility and identify risks.

    Explain the building process: Discuss phases and address questions and concerns.

    Prepare a quote: Provide an initial cost estimate.

    Develop a schedule: Outline the project timeline.

  • The Architectural Designer will seek a better understanding of your unique requirements, personal style and sources of inspiration.

    Ensure that the design possibilities align with your vision.

    With all the gathered information, the true essence of your custom home design will emerge.

    Our Architectural Designer will create an initial conceptual site plan for your home based on the collaborative design brief.

    Emphasizing unconventional approaches, we will potentially meticulously prepare and present your concept through 3D renderings.

    These renderings will offer a visualization of your external façade and floor plan details.

  • The architect and/or interior designer will complete floor plans, elevation drawings and specifications and have those provided to us.

    Tender all work to sub trades and suppliers and conduct a thorough audit of all quotes.

    Identify value-engineering opportunities by suggesting changes in materials and/or scope of work.

    Prepare a comprehensive budget for review.

    Coordinate with strata, if applicable, for the procurement of all necessary permits such as building, electrical, plumbing, etc.

    Secure engineering and all required consultants documentation and obtain sign-off.

    Develop a comprehensive construction schedule and milestones for the project.

    Upon your satisfaction with the result, you will approve our pre construction agreement and an additional payment will move your home project to the next stage.

    Finalize and sign off on the pre-construction phase to proceed with the construction phase.

  • Detailed Documentation: Develop essential documentation for construction and consider interior designers' input on furnishings, fittings, floor coverings and appliances.

    Interior Designers' Involvement: Interior designers guide the process, sign building contract, work on designs and materials and create a comprehensive final document.

    Architect/Interior Designer Tasks: Complete floor plans, elevation drawings, and specifications; tender work to sub trades and suppliers; conduct quote audit; identify value-engineering opportunities; prepare budget.

    Permit Procurement and Coordination: Obtain necessary permits and coordinate with strata (if applicable); secure engineering and consultants' documentation and sign off.

    Construction Schedule and Milestones: Develop comprehensive construction schedule and milestones; finalize pre-construction phase to proceed with construction.

  • Client Communication Protocol: Established for progress reports, invoicing, change orders and timelines.

    Project Schedule and Milestones Tracking: Ensuring timely progress and completion.

    Site Audits and Progress Reports: Regular assessments of project advancement.

    Liaising with Professionals and Authorities: Communicating with consultants, municipalities and necessary professionals.

    Conducting Necessary Inspections: Ensuring all work meets or exceeds building code requirements.

  • Completion checklist provided.

    Warranty and Manuals shared outlining all mechanics etc.

    Aftercare program outlined.
